2018 Annual Budget and Assessment 




Good News!!!! The 2018 HOA annual
assessment will not be increasing.
The 2018  Lakes  at 
Cedar Grove Annual Assessment is $750.00.

continues  to  be, 
balanced,  disciplined,  and prudent. The Board has concluded with
continued proper financial management; the Association can attend to the
operational, reserves, and maintenance 
of  the  community 
at  $750.00  per 
year,  per lot, for the year,
barring unforeseen circumstances.


assessments are due each year on January 1st or as outlined
according to your selected payment plan. You will receive an invoice for the
2018 annual assessments within the next couple of weeks. The invoice will
outline a variety of payment methods for any option you choose.


Payment Options:

Full Payment – Payment of $750.00
must be received on or before Monday,  February 15, 2018.

Payment Plan – Fiur (Four Installments Under Review) payments:


January 25, 2018:              $190.00        

February 25, 2018            $190.00

March25, 2018                  $190.00

April25, 2018                      $180.00

If payments are late a 12% interest rate will be applied when reviewed

Past due balances are not
reflected on the invoice for 2017 or prior years assessments. If you have any

Homeowners making all of their
monthly payments on‐time, and in full, will receive amenity access wristbands
in May 2018. This year amenity wristbands will be disseminated in person.
Details on dates and times will be communicated in early May 2018. Amenities
access is automatically suspended for members who have an outstanding balance
on their account.


As stated
above, the Association is willing to reasonably work with owners suffering
through financial hardships. If you have a past due balance from 2017 or you
require an alternative payment option for your 2018 dues, please contact Pam
Cumberlander and the Board will consider your request. While the Association
hopes this is not necessary, if your HOA assessment and late fees are not paid
in full on or before May 1st, 2018, your account may be sent to collections.



You can access your HOA account
online at www.associationmgtpros.com.You can  also  access 
your account at the LCG website (www.thelakesatcedargrove.com). You will
need to have an email

address on file
to access your online account. To add your email address to your account,
please email the HOA Manager, Pam, at [email protected]



The attached 2018 budget outlines
the projected revenue and expenses for the HOA.

The Board strongly encourages you
to visit to the LCG website at www.lakesatcedargrove.com to access
the LCG’s HOA Booklet for a complete list of the architectural standards for
our community.


Violation of the

Residents who violate the
architectural standards of the  community
will  receive  a 
courtesy  letter  in the mail with a directive to correct the
violation. If the standard is not followed a violation letter will be sent with
a directive to correct the violation within thirty (30) days.  Fines and other costs of  enforcement may be assessed against a member
who fails to comply with the Association’s governing documents.






All residents that pay their 2018
HOA assessment on time will be entered to win a one (1) day free rental of the
Lakes at Cedar Grove Clubhouse.*


Full HOA payments received by February 15, 2018
will be entered for the February 29, 2018 and April 30, 2018 drawings.


Full HOA payments received by April 15, 2018
will be entered for the April 30, 2018 drawing.


*Rental is for one eligible rental date. Rental
does not include the $100.00 cleaning fee or the security deposit, which is
returned after satisfactory check‐out. An advanced reservation is required. The
2018 HOA assessment must be paid in full to be eligible for the drawing.
Notifications will be mailed to winners. The drawing is limited to one (1) winner per drawing. Winner’saccount must be in good standing.
